Stay safe from property scams
Golden rules
- Never pay a token or booking amount before visiting the property in person.
- No genuine owner asks for money to "reserve" a visit or send keys by courier.
- Be careful with "army / transfer" stories asking for advance via UPI — a very common rental scam.
- Check the RERA number on up-rera.in for any new project.
- Ask for the registry / allotment letter and match the name with the seller's ID.
Common scams in NCR
Lister says they've been transferred, sends an ID card photo, and asks for advance rent + deposit by UPI before you see the flat. Keys are "sent by courier". There is no flat.
"Many people interested — pay ₹10,000 token now to block it." Never pay before a visit and document check.
A flat priced 30–50% below the society average. Usually bait to collect a booking amount, or a property with stuck registry or disputes.

Any new project being sold must have a UP RERA number. No RERA number, no booking.
